  • Discuss how you relax, gather, cook and use your home.
  • Establish desired spaces, priorities, timing and investment expectations.
  • Identify what is known, what is flexible and where guidance is needed.

Your everyday life

How you want to use the space, who it needs to serve, and your must-haves.

02

Your property

Photos, a survey or plat if available, and any known HOA, access or site considerations.

03

Your inspiration

Spaces, materials and products you’re drawn to. Saved NOLVANT selections can travel into your brief.

04

Your expectations

A preferred timeline and investment range—or a request for help understanding what’s realistic.

Is project development a paid service?

Yes. Deckor’s professional development is a paid service. The proposed scope, deliverables and fees are discussed and agreed before that work begins. Submitting your initial inquiry does not authorize paid services.

How long does the process take?

The sequence is consistent, but timing depends on project complexity, available property information, review rounds, professional services, approvals and product decisions. A project-specific schedule can be discussed once the scope is understood.

Can I start with plans or product selections I already have?

Yes. Share existing plans, proposals, inspiration and product links in your project brief. Deckor can review what is available and identify the coordination or development still needed. Existing documents may require verification by the appropriate professionals.

When will I receive construction pricing?

The preliminary budget develops as the scope becomes clearer. Final construction pricing is provided by the selected contractor after their review, field verification and confirmation of scope. Product and professional-service pricing is confirmed through the relevant suppliers and providers.

Does Deckor handle construction and permits?

Deckor develops and coordinates the project information. The properly licensed construction partner contracts directly with the homeowner and is responsible for its construction and permit obligations. Engineering and other regulated professional services remain with the appropriately qualified professionals.
